PROJECTS

Following are some estimated cost and time completion ranges for various projects. THESE ARE BALLPARK ESTIMATES, AND ACTUAL COSTS and time completion could vary considerably. Prices include materials and labor, unless specifically noted otherwise.

Window Replacement

Typical window replacements average $350 to $750 per window, including labor and disposal of old windows. However, prices can go up due to unforeseen factors that complicate the installation, such as non-standard sized frames or structural defects in surrounding architecture. It takes about 2 hours to replace the average window.

Screen and Storm Door Replacement

It will cost about $200 to replace a screen door, labor included. This is assuming a cost of about $150 for the door, with no complications (such as a custom sized doorway, etc.). It will cost about $300 to replace a storm door (with interchangeable glass and screen panels), labor included. It takes about 1 to 2 hours to hang a screen or storm door.

Interior Door Replacement

It will cost about $300 to replace an interior door, labor included, for a wood composite filled door. It usually takes about 1 to 2 hours to replace an interior door.

Exterior Door Replacement

A solid core door will cost about $325 to $575, labor included. A solid hardwood door will cost about $575 to $1100, labor included. Depending on the complexity of the project, it will take 1 to 4 hours to replace an exterior door.

Flooring

Vinyl floors cost about $3.35 to $5.65 per square foot, installed, but this does not include tearout and surface preparation costs. In some cases, vinyl tiles can be installed on existing flooring, so these charges don’t apply. Most jobs can be done in 1 day.

Laminate flooring costs about $6.00 to $12.00 per square foot, installed. However, this is in addition to preparation costs, such as tearing out of the old floor, removal of furniture and appliances, etc. It should take only 1 to 2 days to lay laminate flooring in most situations.

Pre-finished Hardwood costs about $10.00 to $12.00 per square foot, installed, but this does not include tearout of the old floor, or the moving of appliances and furniture, etc. A typical living room will take 2-3 days for installation.

Natural Slate Tile costs about $9.00 to $14.00 per square foot, installed, minus costs of tearout and other extras. A 10’x15’ room will take about 2 days to install quarry tile.

Ceramic Tile flooring costs from $7.00 to $28.00 per square foot, installed, in addition to preparation costs such as tearout of old flooring. Custom tile flooring starts at about $32.00 per square foot installed and can go much higher, depending on the costs of the tiles themselves (custom tiles usually start about $25.00 per square foot). It will take about 2 days to do an 8’x10’ bathroom, due to the requirement of unhooking and moving the toilet, vanity, molding, and door threshold, then putting them back, plus other considerations.

Decks

Kitchen Remodel

Landscaping

Tree trimming: Most tree shaping jobs take 1 day or less, but it’s hard to give even a ballpark figure of costs because there are so many variables involved. Following are costs from the estimator: All of the following prices are for jobs where access for vehicles and equipment is easy, and there are no nearby hazards (power lines, wasp’s nests, etc.) or nearby structures. Costs can be significantly more if there is only one tree to trim and no other work for us to do. Anything that complicates a job will increase the cost.

An 8-foot Weeping Cherry or other small tree costs about $35-40.

From about 9 feet to 15 feet, think in the $40 to $60 range.

From 15 feet to 30 feet, it’s in the $60 to $400 range, depending on the species of the tree and how much work has to be, and so forth.

From 30 feet to 60 feet, costs range from $150 to $900.

For trees over 60 feet, costs can range from $350 to over $1,500.

Extra charges apply to have felled limbs hauled away or chipped, and these can be significant.

Removal of trees is very close to the same cost as tree trimming (think in terms of dollars per foot). Stump removal and hauling is extra, and costs vary widely depending on the size, location, and accessibility of the stump.

Onsite consultation: $35-$100 per hour. For large commercial projects, this might involve poring over blueprints and then making concrete (specific) suggestions to increase security, maintainability, and aesthetics of the property, and could take 4-20 hours. For small, home projects, this might involve an hour talking with the homeowner and walking around the property and sketching out general concepts.

Detailed Landscape Designs: These run from about $300 to $15,000, depending on the scope of the project, the formality and specificity of the design, and other factors. Designs will generally take from one to six weeks. We also can do “fixes” to blueprints and designs so that costly mistakes are prevented. We also do fixes to existing landscaping jobs.

Roofing

The costs for roofing (including tearout of old shingles and valley flashing, and installation of new roofing and flashing) are as follows:

Prices can change substantially according to the pitch of the roof and other factors. For instance, if you have dormers and/or skylights, the job is more difficult and requires additional flashing and labor. Also, if you need new rain gutters, or other things done, such as new sheathing, it can increase the costs significantly.

To replace a 1500 square foot shingle roof with 25 year 260 lb. shingle roofing, including tearout of old shingles and valley flashing, it would cost between $7,320 and $10,185, and would typically take 1-4 days to complete. To use less expensive 20 year 225 lb. shingles, it would cost about $300 less, and the time to completion would be the same.

Mission clay tiles and natural slate tiles are much more expensive, but far longer-lasting (about 50 years for mission tiles and over 100 years for natural slate tiles). To install a 1500 square foot roof with mission tiles would cost between $21.690 and $30,945, including tearout of old roof. It would take 3-5 days to complete.

To install a 1500 square foot natural slate tile roof, it would cost between $19,455 and $26,865, and would take 4-5 days to complete.

SIDING

Remember that when calculating how many square feet of siding you will need, you must add the lengths of each side, then multiply the total by the height to get the correct figure. For instance, if your house is 40’x60’, and is 12 feet tall, you need to add 40+40+60+60 and multiply the total by 12 to get the correct square footage (2,400 sq ft) of siding that you will need.

Vinyl siding costs about $4.50 to $7.00 per square foot, installed, for a high quality siding. Plan on two to three days for completion of the average home.

Real wood siding costs about $5.50 to $8.50 a square foot, installed (fir or pine is at the low end, beveled redwood is at the high end). Engineered wood siding costs about half that much, installed.

Cedar shakes cost from $6.20 to $10.00 per square foot, installed, depending on the size of the shingles and whether they’re fire retardant or not.

Stucco costs about $6.00 to $12.00 per square foot, installed. Stucco typically requires three coats, a scratch coat, a brown coat, and the stucco coat. The first coat should be allowed to dry for two days, the second coat 7-10 days, and the third coat 10-14 days (though it will take the 3rd coat about 90 days to cure completely). In very hot weather, in order to get the best and strongest curing results of the stucco coat, it might have to be misted over daily, or plastic sheeting might have to be hung over it to allow it to cure slowly so that it doesn’t crack or crumble. In addition, a coating of weatherproofing should be added in order to keep moisture from penetrating. There are alternative stucco processes, such as using a stucco coat directly over a concrete coat, and these take less time.

Brick siding costs about $8.00 to $14.00 per square foot. However, brick requires a 4-inch ledge for support, and this might have to be added to your home, and this can increase costs considerably.

Tearout of existing siding will generally add about $1,000 to $3,000 to the cost of the project. This will generally add about one day to the project.
